Structural Design

     This home was designed in 1987 for a couple with three children and a step-father (a total of 6 people).  Unfortunately, due to a job change, this family was only able to live in their dream home for one year then had to move.  The present occupants, a couple with no children, purchased the home in 1989 and have lived here for 35+ years all the while making consistent upgrades in just about every part of the home and property.

 The style of the house is "Tutor."  Outside is low maintenance stucco.  Walls are 2 x 4 thickness.  Roof is red shingle tile, recently replaced (2024) along with gutters.  The home is a split- level design with four levels:


  1. Level 1 is the top or upstairs level.  It has three bedrooms, two bathrooms along with attic space. The two bedrooms over the garage were designed for the couples' twins and are nearly identical.  The attic is in front of the twin's bedrooms.  The master bedroom is on this level on the back side of the home. 
  2. Level 2 is the entrance and main level.  It has a powder bathroom, living room, fire place, kitchen, dining room and sun room.  The living room with the most windows faces the street.
  3. Level 3 is the garage level.  It has a guest bedroom (originally designed for the live-in step-father), a private bathroom with shower, a laundry room, separate entrance to the back and a two-car garage.   
  4. Level 4 is the basement level.  It has a family room, wood burning fireplace, bathroom with shower, mechanical room, and a bedroom.

 Home inspections are not required before purchasing a home in Colorado; however,  it is highly recommended to determine the general condition of the home and to identify potentially expensive upcoming home repair items or existing issues. 


  • External  condition & surfaces:    No significant issues. 
  • Roof, attic, insulation & Ventilation Issues:  None.    
  • Plumbing & electrical systems:  No issues.  All up to code.
  • Heating & cooling:  No issues.
  • Basement:  No issues.  
  • Foundation, slabs & floors:  No issues although Level 3 floor was underpoured during construction -  not a serious issue.
  • Walls & ceilings:  In excellent condition.
  • Garage, walls, driveway & walkways:  Very good condition.  Few if any cracks.
  • Windows/Doors:  All windows have been replaced except for sliding glass doors to outside deck.  One window may need to be replaced.
  • Sewer:
  • Radon:  
  • Irrigation:  No issues, works well 
  • Roof:  Replaced along with gutters in 2024 by Old World Roofing
  • Pests:  No issues
  • Water:  No issues
  • Gas:  No issues
  • HVAC:  No issues
  • Kitchen Appliances:  Electric oven needs replacement.  Refrigerator, microwave, dishwasher and disposal are in good to excellent condition.
  • Laundry room appliances:  Good to excellent condition 
  • Mechanical:  No issues
