The owners have owned the house at 514 CHB since 1989. They retired and have another house in Southern Colorado they wish to move to fulltime.

The market in Crystal Hills Estates, Manitou Springs (where this home is located) ranges from $650K-$1M. Many of the homes on the east side of Crystal Hills were built in the 60’s – 70’s and tend to be on the lower end. Homes on the west side were built later in the 80’s – 90’s and tend to be on the higher end. This house is on the west side and is relatively newer. The most recent home sale was one-half block away and built approximately the same time. That home sold in April, 2025 for $1.03M. The owners feel the condition of home and the improvements made appropriately justify the asking price of $879,000.

The sale includes a refrigerator, dishwasher, oven, microwave and trash compactor.  The owners are offering a $3,000 credit toward the cost of replacing any appliances.

Most of Colorado has elevated Radon levels; i.e., above 4 picocuries per liter (pCi/L) which needs to be disclosed and necessitates mitigation. Radon mitigation was installed in April of 2025 and now the scores are within acceptable levels. 

The HVAC (heating and air conditioning) was installed in 2002. It was serviced in May of 2025 and no issues were found.

 Manitou water runs $140/mo. Colorado Springs Utilities (gas and electric) is $150/mo.  So, around $275-300/month.
